Pre-Purchase Damp & Timber Surveys: a real Trident Damp jobReal Trident job

A pre-purchase damp and timber survey is a specialist inspection of the property you are about to buy, focused on the two things that cause buyers the most expensive surprises: dampness and timber decay. Mortgage valuations barely look at either, and even a homebuyer report will usually just recommend "further investigation by a specialist". This is that investigation.

It is for anyone buying a home (first-time buyers, families moving up the chain, landlords and investors) anywhere in South and East London, Kent, Essex and Surrey. Most of our survey clients call us after a surveyor or lender flags a potential issue, or after spotting something on a second viewing that did not look right.

On the survey we inspect the walls for rising and penetrating damp, take moisture readings, check for condensation and mould problems, and examine accessible timbers (floors, joists, skirtings, roof and sub-floor timbers where access allows) for wet rot, dry rot and wood-boring insect activity. Where damp or decay is found, we identify the actual cause, not just the symptom.

Within 48 hours of the visit you receive a clear written report and specification, with photographs: what we found, what is causing it, what remedial work (if any) is genuinely needed, and what it would cost. If the property does not need remedial work, the report says exactly that. Many buyers use the report to renegotiate, and the cost of the survey is often recovered many times over at the negotiating table.

Arranging it is simple: book online or call the team, and we work around your vendor and estate agent for access. Any remedial work we later carry out is covered by our 10–20 year guarantees, insurance-backed through GPI and accepted by lenders across the UK.

One honesty note: a pre-purchase damp and timber survey is not a legal requirement. It is a choice buyers make to avoid inheriting somebody else’s problem. We will give you the facts either way.

Common questions

A homebuyer (Level 2) survey is a general overview. When it finds signs of damp or timber trouble it typically recommends a specialist inspection rather than diagnosing the cause. Our survey is that specialist inspection: readings, cause, and a written specification with real costs.
